What to Expect from Contract to Completion
Thinking of building a new home? REID is your company. We provide free budgets, on-site consultations, planning and knowledgeable ideas.
With our first meeting we will get a feel of what you want: completed interior finishing, cabinets, flooring, floor layout, etc. We will go over how we differ from other builders and how its your benefit to choose us.
After we gather all of this information, we head back to our office and get quotes from certified sub-trades to complete your project and enter all the numbers in our specially designed, customer-friendly, broken down quote/budget sheet incorporating your want list. By doing these steps first, we can provide you with a very accurate budget to eliminate cost overruns. We then meet with our clients again to actually show them their quotes and go through all the details.
Our goal is to be as transparent as possible before we start. When the contract is signed and construction commences, sub-trades submit their invoices and they are forwarded to our office and then to the customer at progress billing time. That's right, no hiding unnecessary profits with our transparent build.
For example: the house is almost done and the customer decides that they want under-cabinet lighting. If the quote comes in at $300.00 compared to other builders at $900.00 we just simply pass on this invoice to the customer. Now, depending on the certain cost of the house, our average construction management overhead runs at about 10% above cost. So by hiring us we recoup this cost by passing on our material and sub-trades special pricing to the customer. You will save interest on a construction duration as we are completed usually in just 6 months, weather depending.
We do not release any money to trades that have not done quality work that may have to be done again. The Contract
It’s important to get a proper written contract in place between
you and the contractor. This gives you legal assurance that you are
protected in the unlikely event that the project goes off track.
Some points to be covered in your contract are:
- The Parties involved
- Addendums (ie: drawings/blueprints/plans, specifications, other documents)
- Description of Work
- Start and Completion Dates
- Terms of Payment
- Holdbacks
- Changes in Work
- Allowances
- Contingencies
- Standards of Work
- The Renovator’s Liability Insurance
- Municipal permits, inspections, approvals, business licenses, engineering.
- The Contractor’s Warranty

Insurance
Check insurance before any work begins: you want to make sure you are covered for any damage, injury, loss or theft of property as well as WCB.
Changing your Order
REID prioritizes itself in ensuring every job is done on time and according to schedule. However, as work commences you may find you want to make changes to your plans. A visit to a supplier may cause you to have a change of heart with a certain design element. Or, REID may come across an unforeseen obstacle in your project that needs to be addressed. Any popular home renovation television show will tell you that you do not want to cut corners to make an easy fix. REID abides by this rule, as we feel a job should be done RIGHT the first time. Any changes or additions should be documented as written change orders and signed by both parties.
Inspection
Once work commences, we strive for many meetings throughout the process to ensure the end product is exactly what the homeowner/designer wants. Once work is completed, REID will complete a thorough inspection of the work. This is the time to take a close look at everything and note any problems or imperfections before you make final payment.
Clean-Up
REID prides itself in keeping a neat and orderly site throughout the entire project. Before leaving your home after the project is complete, we ensure all tools, equipment and construction waste is removed and every area of your building we’ve touched is as clean as it was when we started.
Warranty Follow-Up
REID warrants all of our work (materials/labour) for one year, and provides five-year structural warranty. If you happen to come acros across any problem with our work – whether it be as minor as a nail-pop, call right away to have the issue addressed.
